After more than two decades of planning, Ormond Crossings is officially underway—marking one of the most significant new construction developments in Ormond Beach in a generation.
This nearly 3,000-acre, mixed-use community spans land on both sides of I-95 and extends across Volusia and Flagler counties. Designed as a true live-work-play environment, Ormond Crossings will bring together new residential neighborhoods, a town center, retail and dining, office space, and a large commercial park—all thoughtfully planned to support long-term growth.
A Long-Term Vision Becomes Reality
Planning for Ormond Crossings began in 2002 through a partnership with the City of Ormond Beach, Volusia County, and Tomoka Holdings. The property later changed hands in 2016 and again in late 2023, when it was acquired by Bradford Kline & Associates. Led by Brad Kline, the development team brings decades of experience in large-scale mixed-use projects.
According to Kline, sites of this size and location are increasingly rare—and early interest from national retailers has already exceeded expectations, even before formal marketing began.

At full build-out, Ormond Crossings is expected to include:
Approximately 2,550 residential units, including single-family homes and multifamily options
A walkable town center with retail shops, restaurants, outdoor gathering areas, and a hotel
250–300 multifamily residences integrated into the town center
A large commerce and employment park, designed to attract high-quality jobs
New infrastructure, including a connector road from U.S. 1 to the residential areas, with a bridge over the Florida East Coast Railway
The first residential phase will include roughly 450 homesites, making this a major new construction opportunity for buyers looking to get in early.

At the groundbreaking ceremony, Ormond Beach Mayor Jason Leslie described Ormond Crossings as a turning point for the city—one rooted in long-term planning rather than short-term growth.

Security First Insurance established its headquarters within Ormond Crossings in 2019, demonstrating how the development supports business retention, expansion, and job creation right here in Ormond Beach. The commerce park has also earned designation as a Florida First Site, highlighting it as an investment-ready location for future employers.
