Living in Hunters Ridge in Ormond Beach: A Buyer’s Neighborhood Guide
Hunters Ridge, also written as Hunter’s Ridge, is a master-planned community on the west side of Ormond Beach, near West Granada Boulevard and Airport Road. Buyers considering Hunters Ridge will find several distinct neighborhoods rather than one uniform subdivision, with established homes, newer construction, and the age-restricted Huntington area.
One important detail: the larger development spans Volusia and Flagler counties. An Ormond Beach mailing address alone does not establish a property’s county, school district, or governing jurisdiction. Those distinctions deserve attention when comparing homes.
What Makes Hunters Ridge Different?
Hunters Ridge offers a residential setting shaped by lakes, conservation areas, and neighborhoods developed at different times. That variety is part of its appeal: buyers can compare an established property with mature landscaping to a newer home with a more contemporary layout.
The development’s planning materials identify substantial conservation acreage alongside additional development areas. A home backing onto protected conservation and one overlooking currently undeveloped land may offer very different long-term surroundings. Verify a property's land designation before treating an open view as permanent.
Community amenities include two swimming pools, tennis, and a fishing pier, according to local builder Fretwell Homes. Huntington also offers amenities typical of its age-restricted community. Buyers should confirm which facilities their specific property can access and which association maintains them.
Hunters Ridge Home Styles and Price Ranges
Hunters Ridge includes single-story and two-story detached homes, larger custom residences, and villas in Huntington. Depending on the section, buyers may find split-bedroom layouts, screened lanais, private pools, or water and conservation views.
As an October 2026 asking-price snapshot, publicly advertised listings suggest these practical search brackets:
Approximately $280,000–$400,000: Smaller homes and some established three-bedroom properties.
Approximately $400,000–$600,000: A broad selection of midsize and larger homes with varying ages, finishes, and locations.
Approximately $600,000–$850,000+: Select larger, upgraded, or custom properties.
Above $1 million: Occasional substantially larger estate-style homes.
Advertised examples include 54 Levee Lane at $379,000, 21 Pergola Place at $439,000, 149 Pergola Place at $555,000, and 226 Ashford Lakes Circle at $838,888.
These are asking prices, not closed sale prices, and availability can change. A useful valuation requires recent comparable sales within the appropriate section, with adjustments for condition, size, lot, and improvements.
What Everyday Life Looks Like
Hunters Ridge lends itself to a routine built around neighborhood walks, time at the pool, and driving out for shopping or meals. It is more practical to think of it as a residential base than a place where most errands happen on foot.
Along West Granada Boulevard, Publix at Ormond Towne Square (1478 West Granada Boulevard) offers groceries and a pharmacy. Peach Valley Cafe at 1185 West Granada Boulevard offers breakfast or lunch. Both provide useful landmarks when testing the drive from a prospective home to everyday services.
For a meal farther east, RiverGrille on the Tomoka, at 950 North U.S. Highway 1, offers dining overlooking the Tomoka River. It is outside Hunters Ridge, so factor in the drive when planning an evening out.
Commutes and Getting Around
West Granada Boulevard, also known as State Road 40, connects the area with Interstate 95 and central Ormond Beach. Airport Road provides another important local connection.
For initial planning, allow approximately:
10–20 minutes to shopping and services along West Granada Boulevard.
20–30 minutes to central Ormond Beach and beach access.
20–35 minutes to major employment destinations in Daytona Beach.
75–100 minutes or more to the Orlando area.
These are broad planning estimates, not measured routes or live traffic results. Your location within Hunters Ridge, destination, school traffic, crashes, and major event weekends can change the trip considerably. Before buying, drive from the actual house to work during your normal commuting hours.
Healthcare access is another route worth testing. AdventHealth Daytona Beach is located at 301 Memorial Medical Parkway in Daytona Beach.
Parks, Attractions, and Local Landmarks
Beyond the neighborhood, Tomoka State Park at 2099 North Beach Street offers canoeing, boating, fishing, and camping. It is a separate destination, not an amenity within Hunters Ridge.
Near the Granada Bridge, Rockefeller Gardens provides a riverfront setting for walks and community events. Nearby, The Casements, at 25 Riverside Drive, adds a cultural and historic destination to an afternoon exploring Ormond Beach.
These places illustrate the lifestyle available beyond the subdivision: riverfront outings, local events, and beachside activities within driving distance.
Schools and District Boundaries
School assignments require an address-specific check because Hunters Ridge crosses county lines. Buyers should use the Volusia County Schools attendance boundary map or Flagler Schools’ SchoolSite Locator, depending on the property’s location.
Do not assume two homes marketed as Hunters Ridge have the same school assignments. Confirm the current elementary, middle, and high school directly with the relevant district, along with transportation arrangements and enrollment requirements.
Advantages and Trade-Offs Buyers Should Consider
Hunters Ridge’s strengths include its variety of homes, community recreation, natural surroundings, and access to Ormond Beach services. Trade-offs include driving for most errands, different association obligations, and the need to understand future development around a specific lot.
Before making an offer, review all applicable HOA fees, services, restrictions, and assessments. For Huntington, confirm age-restriction requirements and what maintenance is covered. For any home, investigate roof condition, insurance costs, drainage, flood information, and renovation history.
